Who runs K & S
K & S Construction and Remodeling is owned and operated by Chris, a Maryland general contractor with more than 30 years of hands-on residential construction experience. Before founding K & S in 2003, Chris spent over a decade swinging hammers, framing additions, hanging cabinets, and finishing trim on Baltimore-area job sites — the same trades he still personally supervises on every project today.
When you call us, Chris is the person who answers. When you book a free estimate, Chris is the one who comes to your home, measures, and writes the proposal. When your project breaks ground, Chris is on site coordinating each phase. That structural simplicity is the entire reason we exist — most of the frustration homeowners have with remodelers comes from passing the project between a salesperson, a project manager, and a crew who never met you. We don't work that way.
What we believe about remodeling
Three principles guide every K & S project, and they are the reason our clients refer us:
- Estimates should be itemized and written. Vague lump sums and 'we'll figure it out as we go' pricing is where homeowners get hurt. You will see exactly what's included in your project before you sign anything.
- The owner should be on the job. Construction is a craft that rewards attention to detail. The only way to consistently get that detail right is for someone with skin in the game to walk the site daily.
- Communication is part of the work. We tell you what's happening today, what's happening tomorrow, and what you should be deciding next. Surprises are reserved for what's behind the walls — not for invoices.
Credentials and accountability
K & S Construction and Remodeling is licensed by the Maryland Home Improvement Commission (MHIC) — the state body that regulates residential remodeling contractors. The MHIC license requires verified experience, criminal background checks, and ongoing accountability through a state complaint process, and you should never hire a Maryland remodeler who doesn't have one. We carry general liability insurance and Maryland workers' compensation, and we can issue a certificate of insurance directly to your homeowner's carrier before work begins.
Every K & S project is governed by a Maryland-compliant written contract that includes scope, allowances, a milestone payment schedule, change-order procedure, and our 2-year workmanship warranty. We will never ask you to pay in cash, take an oversized deposit, or start work without a signed contract — and you shouldn't let any contractor do that to you.
What we actually do
We're a full-service residential remodeler. The work we take on most often:
