What our workmanship warranty covers
The K & S workmanship warranty covers defects in how we installed the work for two full years from substantial completion. Examples of covered items:
- Tile that cracks or separates due to improper installation
- Cabinet doors or drawers that fail because of how they were hung
- Trim that pulls away from the wall due to a missed fastener
- Drywall seams that crack from inadequate taping or mudding
- Plumbing leaks at fittings we installed (within the warranty period)
- Electrical connections we made that fail under normal use
- Paint defects from poor surface prep or application
- Deck framing or fastener issues caused by our installation
Manufacturer warranties on materials and products
In addition to our 2-year workmanship coverage, every product we install carries its own manufacturer warranty — and those are typically longer than our installation coverage. Common ranges:
- Semi-custom and custom cabinets: 5 years to lifetime, depending on brand
- Quartz countertops: 10 years to lifetime, depending on brand
- Tile and natural stone: typically 1 year manufacturer; lifetime functional
- Plumbing fixtures (faucets, valves): often lifetime to original owner
- Composite decking and railing: 25 years to lifetime, depending on brand
- Major appliances: 1-year base, often extendable
- Hardwood flooring finish: 25–50 years on the factory finish
What's not covered
Like any honest contractor's warranty, ours has reasonable exclusions:
- Normal wear, settlement cracks, or finish wear from daily use
- Damage caused by an event we didn't create — flooding, leaks from outside the project area, accidents, vandalism
- Items maintained or modified by another contractor after our project
- Caulk and grout shrinkage after the initial 30-day touch-up, which is normal in Maryland's humid/dry seasonal cycle
- Materials supplied by the homeowner outside the K & S contract scope

If something feels wrong, call 443-338-9890 or email us. We respond the same way we respond to sales calls — and we will come out, look at it, and make it right if it's covered. We'd rather fix a small issue early than have you feel uncertain about it.
Why we offer this in writing
Maryland MHIC rules require a remodeling contractor to honor their work, but a written workmanship warranty goes beyond the minimum. We put ours in writing — in your contract — because the homeowner deserves to know exactly what we'll stand behind, and for how long, before they sign anything.
