Decks & Porches

Decks, Porches & Outdoor Living in Baltimore, Carroll & Howard County

From rear deck rebuilds to wrap-around porches, screened-in retreats, and full outdoor kitchens, K & S builds outdoor living spaces that match the quality of the home. Composite or pressure-treated, permitted and inspected, framed to last.

What we build outside

Outdoor living is one of the most enjoyable upgrades a Maryland home can get — and one of the most weather-dependent. Frame it wrong and you'll be rebuilding in 10 years. Frame it right and it's still solid in 25.

  • New decks (composite or pressure-treated)
  • Deck rebuilds and replacements
  • Screened porches and three-season rooms
  • Roofed covered porches
  • Pergolas and shade structures
  • Multi-level decks and deck stairs
  • Outdoor kitchens and bars
  • Railings, lighting, and integrated benches

Materials we work with

We install all the major composite lines (TimberTech, Trex, Deckorators), as well as pressure-treated southern pine and cedar. For railing systems we use aluminum, cable, glass, or composite depending on the look you want.

Every deck is framed with proper joist hangers, flashed where it meets the house, and inspected. We don't take shortcuts at the ledger board — that's where bad decks fail.

Service area

We build decks and porches across Towson, Phoenix, Cockeysville, Timonium, Perry Hall, Reisterstown, Owings Mills, Westminster, Sykesville, Eldersburg, Ellicott City, and Catonsville.

FAQ

Frequently Asked Questions

Composite vs wood decking — which is better?

Composite (TimberTech, Trex, Deckorators) costs more upfront but eliminates staining and resealing — usually the better long-term value if you plan to stay in the home. Pressure-treated wood is the budget option and still looks great if you stain it every few years. See our blog post on composite vs wood decks for a deeper comparison.

How much does a deck cost in Baltimore County?

Pressure-treated wood decks typically start around $45–$60 per square foot installed. Composite decks generally run $70–$120+ per square foot depending on board, railing, lighting, and steps. We provide a written itemized estimate before any deposit.

Do I need a permit for a deck in Maryland?

Yes — most jurisdictions including Baltimore County, Carroll County, and Howard County require a deck permit. We pull it and handle inspections.

Can you screen in an existing porch?

Yes. We screen in covered porches, add roof structures over existing decks, and build full screened porches from the ground up.
