We use a milestone-based draw schedule tied to completed work — typically a deposit at contract signing, then payments tied to rough-in completion, cabinet/finish delivery, and substantial completion, with a final payment after the walkthrough and punch list. No large upfront payments and no demanding the full balance before the work is finished.

How do you handle change orders?

If you change your mind on a finish, or we uncover something behind a wall that needs to be addressed, we stop, document the change in writing with its cost and schedule impact, and only proceed after you sign off. No surprise invoices at the end.

Who is actually on my jobsite each day?

The same small K & S crew, with one lead carpenter on site daily. Chris stops by regularly — usually daily during framing and finish phases. We don't sub the project out to a different crew once you sign.

How do you protect my home during work?

Floors get masonite or ram-board protection. We use ZipWalls, plastic dust barriers, and HEPA-filtered air scrubbers in active work areas. The site is swept daily and tools are stored neatly. Bathrooms and kitchens are sequenced so you always have a working alternative.

What kind of warranty do you offer?

K & S provides a 2-year workmanship warranty on all installed work, in addition to manufacturer warranties on materials, fixtures, and appliances (which often range from 5 years to lifetime). If something we installed fails because of how it was installed, we come back and fix it.

Will you pull the permits?

Yes. When a permit is required by Baltimore County, Carroll County, Howard County, or the city of Baltimore, K & S files the application, schedules inspections, and meets the inspector on site. Homeowners never have to deal with the permit office.
